An Environmental Site Assessment (ESA) is the organized evaluation of real property at the request of the landowner, purchaser or potential responsible party (PRP) to discover or investigate recognized environmental conditions that may affect the value of a real property and establish due diligence on the part of the landowner, purchaser or responsible party.

TRANSACTION SCREEN PROCESS
Completion of the Transaction screen process concludes:
- No further inquiry into recognized environmental conditions of the property is needed for purposes of appropriate inquiry, or
- Further inquiry is needed to access recognized environmental conditions appropriately for purposes of appropriate inquiry.
Transaction Screens include the following tasks:
- Site reconnaissance
- Limited historical search
- Limited database search
- Owner/occupant questionnaire
- Report
PHASE I ENVIRONMENTAL SITE ASSESSMENT
Our environmental assessment summary can be preformed according to the American Society for Testing and Materials (ASTM). A visual inspection of the subject property and contiguous properties, potential problems concerning the storage, handling, and disposal of hazardous substances.
- A review of historic public and private database listings to determine the historic uses of a property.
- A review of local and regional geological parameters to provide clues regarding expected ambient conditions on a property.
Upon completion of a Phase I Environmental Site Assessment, a detailed report is prepared summarizing the findings and providing professional opinions regarding the potential for an environmental problem at the site. We will make recommendations for additional work as Phase II ESA and provide associated cost estimates if necessary.
PHASE II ENVIRONMENTAL SITE ASSESSMENT
Its goal is to characterize the customers/users and determine their needs/requirements with regard to geospatial information. Important information regarding the needs of users as well as characteristics of geospatial information have been gathered to date, but this represents the preliminary findings.
A Phase II Environmental Site Assessment (ESA) investigates areas of concern identified in Phase I ESA, in order to more clearly evaluate the true liability associated with a property. Impact Environmental has full service Phase II ESA capabilities. The firm can preform quality services to acquire accurate results in an expedient manner.
SOIL SAMPLING
- Complete narration of soil history.
- Investigation of water table, underground streams and wells.
- One hundred year flood table.
- Aerial photo documentation of area to be tested.

- Core sampling at levels in accordance to land history.

WATER SAMPLING
- All testing done in compliance with the Clean Water Act (EPA) for all domestic water supplies (portable water).
- Testing areas include streams, rivers, reservoirs, springs, ground water, cooling towers, evaporation pits, run off (effluence), and karsts Aquifers.
- Complete photo documentation of case process.
- Source contamination investigation.
- Lab analysis and pertinent documented report.
- Types of tests available: PH, pathogen, VOC’s, Bacteriological contaminants, turbidity, heavy metals, dissolved gaseshydrocarbons, chemical and organic/inorganic.
